Selling a home isn’t just about getting it on the market. It’s about positioning it properly from the beginning.
Every property is different, and so is every seller’s situation. Before we talk about listing, I want to understand the home, your goals, your timing and what matters most to you. Then we build the strategy around that.
Pricing is one of the most important decisions we’ll make.
I look beyond an automated valuation or simple price-per-square-foot calculation. I study recent sales, current competition, market activity, buyer behaviour, price-search brackets and the individual strengths of your property.
Then I’ll give you my assessment of where your home fits in the current market — and explain why.
You’ll always make the final decision. My job is to make sure you have the information you need to make it confidently.
I’ve never believed that putting a listing on MLS® and waiting for buyers is a marketing plan.
Depending on the property, my marketing may include professional photography, video, social media, digital advertising, feature marketing, open houses and other creative ways to put your home in front of the right audience.
The strategy changes with the property. The goal doesn’t. Make your home stand out.
Once your home is on the market, I pay attention to what the market is telling us — showing activity, buyer feedback, competing listings, new sales and changes in local conditions.
And when an offer arrives, we look beyond the price. Conditions, financing, timing, deposits and the buyer’s overall position can all affect the strength of an offer.
I’ll explain the options, negotiate on your behalf and give you straightforward advice so you can make the decision that works best for you.
You don’t need to be ready to put a sign on the lawn to start the conversation.
If you’re considering selling a home in Sarnia, Bright’s Grove, Point Edward, Corunna or elsewhere in Lambton County, we can start by looking at your property, the current market and what a successful sale could look like for you.
No pressure. Just good information and a plan.
Because when the strategy, presentation and positioning come together, the goal is pretty simple:
Everything I touch turns to SOLD!
